YORK, Pa. – The Residence at Fitz Farm earned U.S. News & World Report 2025 Best Senior Living status by achieving the highest possible rating in Assisted Living and Independent Living.
The Residence at Fitz Farm’s Best Assisted Living and Best Independent Living status is a result of U.S. News & World Report’s trusted, data-backed ratings of the best senior living communities across the United States.

The awards are based entirely on third-party surveys of residents and families. For its 2025 Best Senior Living ratings, U.S. News & World Report surveyed them in nearly 3,800 communities on several criteria, including resident and family members’ satisfaction with safety, care, community management and staff, value and other services and amenities provided by the community.
U.S. News & World Report awards the designation of “Best Senior Living” only to those communities that satisfy U.S. News’ rigorous, data-driven standard. It is a statistical assessment of performance based on consumer satisfaction surveys from the past two calendar years, incorporating feedback from over 450,000 residents and family members. Only the highest-rated communities in each care level received a ‘Best’ rating.
The survey results provide real-world perspectives from the people who matter most, residents and their families.
“I think this facility and the staff are great and there is nothing in York to compare to this place,” an Independent Living resident, Thaddeus, responded in the survey.
“Fitz Farm staff makes us feel like family. That’s very important to people entering the twilight years,” added another Independent Living resident, Vince, in the survey. “The facility is extremely clean, well-maintained and safe, and always puts the concerns of the residents first.”
Since opening in York, Pennsylvania, two years ago, The Residence at Fitz Farm has made an impact while filling a need for quality senior living options in the region.
“The Residence at Fitz Farm has been a great addition to the York community,” said Julie, a survey respondent whose father is a resident. “Assisted Living support is greatly needed in the area. I believe they are attracting and retaining the best care-giving staff for the residents. The facility, building and grounds are beautiful and always kept with great seasonal decorations.
“We appreciate the generous family-friendly events throughout the year where all can gather together for fun,” she continued. “The food service is amazing. We are thankful for this option for our father.”
U.S. News also recognizes outstanding performance in several areas with a High Performing accolade. This recognition is awarded to communities that scored in the top 25% of evaluated communities nationwide for caregiving, activities and enrichment, management and staff, food and “feels like home.”
